Fixed Rate Loans

  • 30-, 25-, 20-, 15- and 10-year terms are all available with a fixed rate.
  • Buy a home with as little as 5% down (primary home).
  • Refinance up to 95% of your primary home's value.
  • Monthly principal and interest payments remain the same for the entire loan term.

Adjustable Rate Loans

  • 3-, 5-, 7- and 10-year ARMs with payments based on a 30-year repayment schedule.
  • The rate stays fixed for the initial period, then adjusts periodically thereafter.
  • Typically a lower starting rate than a comparable fixed-rate loan.

FHA Loans

  • 3.5% minimum down payment required on purchase.
  • Minimum credit score usually 640.
  • Post-bankruptcy qualifying — 2 years after.
  • Post-foreclosure qualifying — 3 years after.

Fixed-Rate Loans

A fixed-rate mortgage keeps the same interest rate for the life of the loan, so your principal and interest payment never changes. That predictability makes fixed-rate loans the most popular choice for buyers who plan to stay in their home for many years.

  • Shorter terms (10–15 years): higher monthly payment, much less total interest, faster equity.
  • Longer terms (25–30 years): lower monthly payment and more room in your budget.
  • Best when you want stability and protection from future rate increases.

Adjustable-Rate Loans (ARMs)

An adjustable-rate mortgage starts with a fixed rate for an initial period — commonly 3, 5, 7 or 10 years — and then adjusts periodically based on a financial index plus a margin. Caps limit how much the rate can change at each adjustment and over the life of the loan.

  • Lower starting rate can mean a lower initial payment.
  • A good fit if you expect to sell or refinance before the fixed period ends.
  • Your payment can rise after the initial period, so plan for that possibility.

FHA Loans

FHA loans are insured by the Federal Housing Administration and are designed to make homeownership more accessible, especially for first-time buyers and borrowers with smaller down payments or less-than-perfect credit.

  • Low 3.5% minimum down payment on purchases.
  • Down payment may come from gift funds from family.
  • Flexible credit guidelines and waiting periods after bankruptcy or foreclosure.
  • Requires an up-front and annual mortgage insurance premium.
